About IDX and Broker Reciprocity

WHAT IS IDX & BROKER RECIPROCITY?

IDX stands for "Internet Data Exchange", commonly called Broker Reciprocity. Broker Reciprocity is the primary means of enhancing cooperation between REALTORS® to facilitate the purchase and sale of real property. IDX/Broker Reciprocity provides MLS participants the tool they need to download and display each others' listing information on their Internet Web sites. Under Broker Reciprocity, brokers exchange consent to display each others listings and have full control over which listings they display.

WHY SHOULD I USE IDX & BROKER RECIPROCITY?

Homebuyers and sellers have access to all local Broker Reciprocity property listings, displayed on the Brokers and/or Agents Web site, which allows them to obtain and maintain first contact with the consumer in the transaction.

IDX/BROKER RECIPROCITY BENEFITS AND ADVANTAGES

  • All REALTOR® members of an MLS become empowered to deal with the real estate consumer of the future.
  • MLS members can fully market their services on the Internet.
  • MLS members can take full advantage of all of the Broker Reciprocity property data/information available in the MLS. MLS members can generate and maintain the first contact with the consumer in the real estate transaction.
  • Local Real Estate Company/Brokerage Web sites can become the best source of property information and compete with other popular sites.
  • Brokers/Agents participating in Broker Reciprocity may display more property information (like square footage, year built, etc.) than competing Web sites are capable of displaying.
  • When home buyers, or sellers, visit a Broker Reciprocity Web site, they may stay longer because the brokers/agents have more property information to display.
  • As brokers begin offering more on-line services (new homes, relocation, mortgage, title, etc.), listing displays will be a critical factor in their success.
